Why You Should Drain Your Water Heater

The Importance of Draing your Water Heater

Draining your water heater is an important maintenance step to remove sediment buildup that can reduce efficiency and shorten the life of your unit. Here’s a simple explanation and step-by-step guide on how to do it:

How to Drain Your Water Heater:

Step 1: Turn Off the Power or Gas Supply

  • For electric water heaters, turn off the power at the breaker panel.
  • For gas water heaters, set the thermostat to the "Pilot" setting or turn off the gas supply entirely.

Step 2: Turn Off the Cold Water Supply

  •  Locate the cold water valve (usually at the top of the water heater) and turn it off. This prevents new water from entering the tank as you drain it. 

Step 3: Let the Water Cool

  •  If your water heater has been running, let the water cool for a couple of hours to avoid burns from hot water during the draining process. 
  • This is not necessary, but advised if concerned about burning yourself

Step 4: Connect a Hose to the Drain Valve

  •  At the bottom of the water heater, you'll find a drain valve. Attach a garden hose to this valve, ensuring the other end of the hose is placed somewhere that can safely handle hot water, like a floor drain, bathtub, or outside. 

Step 5: Open the Drain Valve

  •  Open the valve to start draining the water. You may also need to open a hot water tap in your house (such as in a sink or bathtub) to help the water flow more smoothly and prevent a vacuum. 

Step 6: Flush the Tank (Optional but Recommended)

  • Once most of the water has drained, you can turn the cold water supply back on for a few seconds to flush out any remaining sediment. Let the water flow through the tank and out the hose until it runs clear. 

Step 7: Close the Drain Valve

  •  After flushing, close the drain valve tightly to prevent leaks. Remove the hose. 

Step 8: Refill the Tank

  • Turn the cold water supply back on to start filling the tank. Leave a hot water tap open inside your home until water flows smoothly without any air bubbles. This helps remove any air trapped in the system. 

Step 9: Restore Power or Gas

  • For electric heaters, turn the power back on at the breaker. For gas heaters, switch the thermostat back from "Pilot" to your desired temperature setting or relight the pilot light if necessary. 

Step 10: Check for Leaks

  •  Inspect the drain valve and any other connections to ensure there are no leaks after the water heater refills.

It’s recommended to drain a tank-style water heater at least once a year. If you live in an area with hard water, you might need to drain it every 6 months to prevent mineral buildup. 


Yes, while tankless water heaters don’t store water, they still need annual maintenance to flush out mineral deposits that can accumulate in the heat exchanger. This process is often called “descaling” and is critical to maintaining efficiency and preventing damage. Although possible for homeowners, we recommend you contact either us or another licensed professional to flush your tankless water heater.


If the water won’t drain, sediment may be clogging the drain valve. Try opening a hot water tap in your home to relieve pressure or gently poke a wire into the drain valve to break up the sediment. If this doesn’t work, you may need to call us.


If you skip draining, sediment will continue to build up, reducing the efficiency of your heater, increasing energy bills, and potentially causing the tank to overheat, leak, or fail prematurely. Tankless heaters may experience reduced water flow or heat transfer, leading to expensive repairs. 


You’ll need a garden hose, a wrench (if the drain valve is tight), and a bucket or place to safely direct the drained water, like a floor drain or outside. If flushing a tankless heater, you’ll need a pump, vinegar, hoses, and a bucket for the descaling solution.
